Commonwealth Office Warehouse

 

The Tallahassee Business Incubator building is a 33,600 SF brick and glass speculative building shell designed for maximum flexibility for accommodating a range of tenant sizes. The modular units of this particular building are threefold. First, there are the five main bays, which make up the 280 feet of building face. Each bay is 56’ long and is defined by 2’ wide CMU columns on either side. Second, there are intermediate columns, partially concealed behind vertical window mullions, which further divide each of the main bays into two 28’ sections. Third, the building can be even further divided into portions through the smaller bays created by the window units. This modular composition, as well as the full height of glass along the front and sides of the building, allows for maximum spatial flexibility. Windows at the rear of the building are placed at 3’-0” above floor. Entry points are provided at the center bays of both the long and short sides of the building, and employee and guest parking are placed around the entire perimeter, in order to maximize the circulation and general use of the building. Future expansion can also be very easily accomplished in the north or south direction. Although construction was begun without any tenants, the building was 75% leased within six months.
